Can an Airbnb host cancel a reservation during a guest's stay?

⚡Quick Answer

Technically a host can cancel a reservation after check-in, but Airbnb treats it as a serious breach. The host loses the payout for the booking, pays a fee of half the value of the nights not stayed, and risks a blocked calendar, lost Superhost status or suspension. Only valid reasons beyond the host's control avoid penalties.

TL;DR

  • A host can cancel mid-stay, but Airbnb penalises it heavily.
  • Cancelling after check-in costs 50% of the unstayed nights, with a $50 USD minimum, plus the lost payout.
  • Fees may be waived for a Major Disruptive Event or valid reasons beyond the host's control.
  • Guests should document everything and contact Airbnb support at once.

Short answer: yes, a host can press cancel on a reservation that has already started, but Airbnb penalises it heavily. Its Host Cancellation Policy for homes says host cancellations are rare and "can disrupt guest plans and undermine confidence in our community". So any confirmed reservation a host cancels, or any cancellation the host is found responsible for, can trigger fees and other consequences.

This guide works from the published policy rather than forum rumours. It covers the fee formula, when the fee is waived, what makes a host at fault even when the guest is the one who leaves, and what a guest should do in the first hour. The figures come from the policy page, which covers stays but not experience reservations.

📝 NOTE

This is general information based on Airbnb's published policy, not legal advice. Local tenancy and consumer law may give you rights the platform policy does not mention.

What does Airbnb's policy say about host cancellations?

The policy is built around deterrence and compensation. It says the fees and other consequences are meant to reflect the costs and impacts of cancellations on guests, the wider host community and Airbnb itself. When a host cancels a confirmed booking, three things happen at once.

  • The host is charged a cancellation fee, based on the reservation amount and on timing.
  • The host gets no payout for the canceled reservation. If the payout was already made, the amount is withheld from later payouts.
  • Other consequences may follow, including a blocked calendar for the affected dates, suspension or removal of the listing or account, and loss of Superhost status.

The policy makes no special exemption for mid-stay cancellations. The highest fee tier applies to cancellations made close to check-in or after it.

How much is the fee when a host cancels after check-in?

The fee depends on when the cancellation happens. If a reservation is canceled 48 hours or less before check-in, or after check-in, the fee is 50% of the reservation amount for the nights not stayed. From 48 hours to 30 days before check-in it is one quarter of the reservation amount, and more than 30 days out it is 10%. Whatever the percentage works out to, the minimum fee is $50 USD.

When the host cancelsFee basisFee rate
More than 30 days before check-inReservation amount10%
Between 48 hours and 30 days before check-inReservation amountOne quarter
48 hours or less before check-inReservation amount for nights not stayed50%
After check-in (mid-stay)Reservation amount for nights not stayed50%

The reservation amount covers the base rate, cleaning fee and any pet fees, and leaves out taxes and guest fees. A calculated fee below the floor is raised to $50 USD. Fees are typically withheld from the host's next payout or payouts.

What happens with long stays?

For reservations of 28 days or longer, the calculation uses a different base. The percentages apply to the non-refundable portion of the reservation as of the time of cancellation, covering the 30 days after the cancellation date, instead of the whole reservation amount. A month-long or multi-month stay therefore does not produce an enormous fee from a single mid-stay cancellation, though the host is still penalised for the disruption.

Why would a host cancel in the middle of a stay?

Airbnb judges the reason as well as the timing, so the motive matters. Typical situations fall into a few groups.

  • Emergencies at the property, such as a burst pipe, a fire, a power failure or structural damage that makes the home unusable.
  • A genuine safety or damage problem caused by the guest, such as a serious breach of house rules.
  • Double-booking, where the host accepted overlapping reservations across different calendars.
  • A change of plans, such as the owner wanting the property back or getting a better offer elsewhere.

Waivers are most likely for the first group. The last two are the situations the policy was written to discourage, and a host who cancels for those reasons should expect the full set of consequences.

When can the fee be waived?

Airbnb says it will waive the fees in appropriate situations, for example if the host cancels because of a Major Disruptive Event or certain valid reasons beyond the host's control. Hosts who think a waiver applies must provide documentation or other support, and Airbnb decides after evaluating the evidence. Three limits apply.

  • Even with a waived fee, other consequences may still apply, such as blocking the listing's calendar.
  • Whether or not a fee is waived, the host gets no payout for the canceled reservation.
  • Giving false statements or materials in connection with the policy violates the Terms of Service and may result in account termination.

❗ IMPORTANT

A waiver is a decision, not a right. A host who cancels first and gathers evidence later is in a weaker position than one who contacts Airbnb before acting.

When is the host held responsible even if the guest leaves?

Many guests and hosts miss this. A host may be responsible for a cancellation when it happens because of conditions in the listing that are grossly and materially different from how it was described at the time of booking. In those cases the host faces the fees and other consequences no matter who starts the cancellation.

The policy gives examples: double-booking a listing, substituting another property for the one the guest booked, or gross inaccuracies that materially disrupt the stay, such as advertising a pool when no pool is available to guests. A guest in the middle of a trip who walks away from a misrepresented property can still be treated as having caused the host's cancellation. Evidence of the mismatch is therefore essential.

Can a host ask the guest to cancel instead?

No. The policy says that if a host cannot honour a reservation, whatever the reason, it is their responsibility to cancel in a timely manner so the guest has time to adjust their plans. A host may not encourage the guest to cancel the reservation. Pushing a guest to cancel dodges the fee, and Airbnb treats it as a breach.

If a host messages you something like "just cancel it yourself and I will refund you", keep the message, do not agree, and report it. Moving the conversation or payment off the platform also removes the protections you would otherwise have.

What should a guest do if a host cancels mid-stay?

1

Stay put and stay calm

Do not pack up immediately or confront the host. Reply in the Airbnb messaging thread so there is a written record.

2

Capture evidence

Take photos and video of the property, screenshot the cancellation notice and save the original listing description, especially if you suspect inaccuracies.

3

Contact Airbnb support straight away

Explain that the host cancelled during your stay and ask for help with rebooking, refunds and emergency accommodation. Use the app or the help centre rather than negotiating privately.

4

Keep receipts

Save receipts for any extra costs from the disruption, such as emergency lodging, transport or meals, in case you need to claim them back.

5

Follow up in writing

Note the case number, the agent's name and what was promised, and check your payment records until the refund appears.

If you are travelling for content, such as a creator filming a stay, a mid-trip cancellation also threatens your schedule. Our guide on what to do when a travel booking made via a short video goes wrong takes the same approach: document first, contact support second.

What should a host do if they truly cannot continue a stay?

A host with a real emergency should contact Airbnb before cancelling, explain the situation and supply evidence. Airbnb's help centre has a related article on cancelling a reservation without adverse consequences, which applies when there is a valid reason. These steps protect both sides:

  • Offer the guest alternative accommodation of equal quality nearby if you can, and pay for the move.
  • Provide documents such as repair reports, authority notices or medical letters.
  • Cancel promptly rather than leaving the guest in uncertainty.
  • Never ask the guest to cancel or to take the dispute off-platform.

Hosts who run properties across several channels should also sync calendars regularly, since double-booking is a named cause of host-responsible cancellations.

Does the same logic apply to hotel and voucher bookings?

Not exactly. Airbnb is a marketplace of individual hosts, while hotels and platform vouchers have their own terms. If you booked a stay or voucher through a social platform rather than Airbnb, the rules sit with the seller and the platform. For comparison, read our explainer on whether you can cancel a hotel voucher bought from a short video, and on whether a hotel booking made that way needs a separate confirmation email.

The advice is the same on every platform: keep the confirmation, know who the contracting party is, and read the cancellation terms before paying. Also check whether the listing and the checkout agree, as covered in what to do when a video conflicts with the booking site.

How do you protect yourself before booking?

You cannot remove the risk of a host cancelling, but you can reduce it and limit the damage.

  • Prefer hosts with a track record, clear reviews and detailed, accurate listings.
  • Read the listing carefully and screenshot the key amenities you are paying for, so you can prove a material mismatch.
  • Keep all communication and payment inside the platform.
  • Consider travel insurance for non-refundable onward travel, since a host cancellation can strand flights or events.
  • Have a fallback, such as a refundable hotel nearby, which is sometimes worth the price. Our piece on whether deals are ever more expensive than booking direct helps you weigh that.

What are the long-term consequences for a host?

The fee is only the first cost. The policy lists blocked calendar dates, suspension or removal of a listing or account, and loss of Superhost status for hosts who cancel confirmed bookings without a valid reason. These consequences spread, because search placement, bookings and reviews all depend on reliability. A single mid-stay cancellation can therefore cost far more than the headline fee.

⚠️ WARNING

Hosts should treat a mid-stay cancellation as a last resort. The fee, the lost payout and the account risk usually outweigh whatever prompted the cancellation.

Bottom line for guests and hosts

Can a host cancel during a stay? The button exists, and real emergencies sometimes force it. But the policy makes it expensive: half the unstayed nights as a fee, no payout, possible calendar blocks and suspension, with relief only for a Major Disruptive Event or reasons genuinely outside the host's control. Guests should document, stay in the platform and contact support quickly. Hosts should communicate early, supply evidence and never push the guest to cancel for them.
